Step 1
As a prospective tenant your first step is to register with Liv ‘N’ Let and find a suitable property with our on line property search. When you have found a property that you like the look of phone the Liv N Let office to arrange a viewing. And don’t worry if you can’t find a property that suits you straight away, Liv ‘N’ Let will contact you as soon as a suitable property becomes available.
Step 2
When you have found the right property we will need proof of your identity and references from your previous landlord and possibly from your employer. Depending on your circumstances we may also run a credit check and ask for guarantee for the rent from a third party.
Step 3
Step 3 is to sign a tenancy agreement between you and the landlord. This is normally for a shorthold tenancy of six months with an option to extend the tenancy at the end of the first six months.
Step 4
You will be asked for deposit and the first months rent. As required by law this will be held in deposit protection scheme accredited by the government.
Step 5
Before you move in Liv ‘N’ Let will check the condition of the property and produce an inventory. A copy of the inventory will be given to you. Liv ‘N’ Let will also read the gas and electricity meters before the accounts are transferred to your name.
Step 6
Collect the keys and move in! Liv ‘N’ will inspect the property every three months and deal with any maintenance that is needed. Before the inspection you will be given advance notice in writing.
